What Does Your Money Buy You In Bozeman Real Estate Right Now?

The real estate market in Bozeman continues to evolve, but the area remains sought after for the lifestyle, access to the outdoors, and its small town feel with access to some big city amenities. So, what does a buyer’s budget actually buy in today’s market? Here’s a general look at what your money can buy in Bozeman today.

The entry level in Bozeman is right around $300K. For that, a buyer can find a two bedroom condo with somewhere around 1000 SF. As of this writing, there are right around a dozen two bedroom condos priced between $300K and $350K in Bozeman. Most of these are in multi-story buildings, where an owner will likely have other units above or below. Many offer great amenities like garages or carports, balconies and decks, and some have shared work out facilities and parking spaces.

Moving up from there, buyers can expect prices for a three bedroom townhouse or side by side condo to start around $400K and go up from there. As of today, there are 40 three bedroom condos and townhouses on the market, ranging from $385K to $500K, with square footages ranging from 1200 to almost 1900 SF. Most of these have at least two baths, many with 2.5 baths, and almost all offer a garage.

To get into a single-family home in Bozeman, prices start right around $600K. For this, a buyer could expect their own yard with three bedrooms, two-plus baths, and a one- or two-car garage. Today, there are 13 single-family homes available in and directly around Bozeman for between $599K and $650K, ranging from three to four bedrooms, and from 1400 to 2000 SF.

Stepping up to look at median pricing: Median sold pricing for the past 180 days for single-family homes inside city limits is around $735,000. As of this writing, there are 10 single-family homes for sale inside city limits priced between $700K and $750K. They range in size from 1700-2300 SF. Most are three to four bedrooms, but there is one five bedroom home for sale. The age of the homes ranges from a 1953-built home 12 blocks from Main Street to brand new homes on the northwest side of town.

When we include areas outside of city limits like Bridger Canyon, Springhill, south of town, etc., that pushes the median sold pricing up to around $825K. In the $800K to $850K range, on the market right now there are seven homes for sale, ranging in size from 1700 to 2300 SF, and in age from 1948 to 2025.

For those wondering what stepping above a million can buy, there are currently 55 homes for sale between $1M and $1.5M. Many of these are larger; the average SF is 2800, but 16 of the listings have between 3000 and 4000 SF.  Lot sizes range from just over 4000 SF to 22 acres. Homes in this price range are found anywhere from the historic downtown core to the more rural areas outside of town. In this range, we really see buyers starting to look for specific floor plan features, elevated finish levels, or areas that provide access to sought after amenities, depending on what is most important to the buyer.

Lastly, looking north of $2M; as of this writing there 63 homes for sale for more than $2M in the greater Bozeman area. Narrowing the focus to the $2M to $2.5M range finds a dozen active listings, ranging in size from 1400 to 6000 SF, on lots ranging in size from .195 acres up to 33 acres. These properties include homes in the historic district as well as large estates in the outlying areas.

One of the most interesting aspects of the Bozeman market is how much lifestyle influences pricing. Buyers are not simply purchasing square footage—they are investing in access to skiing, hiking, fly fishing, mountain biking, and a quality of life that is increasingly difficult to find elsewhere.

Whether a buyer’s budget is $300K or $2M+, understanding how location, views, finishes, floor plans, and lifestyle affect value is key to navigating the market successfully.
