Real Estate Market Update

Many of you may have heard by now, but sales in the Real Estate market in Bozeman are starting to increase. Things are certainly busier; on multiple weekends I’ve taken buyers out to look at properties and run into other buyers and their agent at almost every home we tour.

As shown in the data below, the number of sales of single family homes in Bozeman during the month of April is up almost 7% from 2010, and is more than triple the number of sales in April of 2009!  Buyers are starting to feel the pressure as more people are finding themselves competing for the aggressively priced properties. In addition to the 62 sales during the month of April, another 70 homes are currently under contract, or pending, meaning they have an accepted offer but have not yet sold.
The increase in sales numbers has not yet caused an increase in prices, but it’s a step in the right direction. Another great sign for the Real Estate market is that more MSU parents are stepping into the market. During 2009 and 2010, a lot of people that had the financial means to purchase a home for their son or daughter while attending MSU decided to rent instead and watch the market. But there are a lot of MSU parents back in the market, and that’s a great sign that people are feeling more optimistic about the economy in general.

The data below reflects sales of homes in the greater Bozeman area, including Four Corners, Gallatin Gateway, Bridger Canyon, and Bozeman city limits. It includes sales of single family homes and does not include townhomes or condominiums. The data includes home sales reported through the local Southwest Montana MLS, and does not include private party sales.
